Airbnb for Boutique and Independent Hotels: Fees, Terms and What to Ask
Airbnb says it is adding thousands of boutique and independent hotels in 20 top destinations, and no big chains. Its help center says hotels pay a single service fee taken from the payout, most often 15.5%. Airbnb's pages do not say how a hotel applies, so ask for the terms in writing before you plan around it.
Airbnb, known for homes, is now signing hotels. For an independent hotel it is one more booking site, with one difference worth knowing: it publishes its fee. This guide covers what Airbnb has said about hotels, what its help center lists as the cost, and what to ask before you list. Everything comes from Airbnb's own pages, read on October 13, 2026.
What is Airbnb doing with hotels?
In its 2026 Summer Release, Airbnb said it is bringing thousands of boutique and independent hotels to its app. It named 20 top destinations, including New York, Paris, London, Madrid, Rome and Singapore, with more cities to come through the year (Airbnb's Summer 2026 Release). Each hotel is selected for its neighborhood location, design and hospitality, and Airbnb says there are no big chains.
Its second-quarter 2026 results add numbers (Airbnb's second-quarter results). Hotels are still a single-digit percentage of nights booked, but hotel nights grew about three times as fast as its homes business. About 35% of first-time guests who book a hotel on Airbnb later return to book a home.
Of the cities Airbnb named, only New York is in the US. Airbnb says more markets are coming this year, so it is not yet clear whether yours is on the list.
What does Airbnb charge hotels?
Airbnb's help center lists two fee structures and says the single fee is mandatory for most hosts, including traditional hospitality listings such as hotels and serviced apartments (Airbnb's service fee page). With a single fee, the whole fee comes out of the host's payout. Airbnb says most hosts pay 15.5%, and the rest typically pay 14% to 16%.
| Fee on a $200 night | Airbnb takes | Hotel keeps |
|---|---|---|
| 14% | $28.00 | $172.00 |
| 15.5% (most hosts) | $31.00 | $169.00 |
| 16% | $32.00 | $168.00 |

Booking.com and Expedia do not publish one standard rate (see how much Booking.com charges hotels and how much Expedia charges hotels), so this is easier to check. You may read that Airbnb offers hotels lower commissions than other booking sites. We found no such rate on Airbnb's own pages, and the help center does not describe a separate rate for its boutique hotel program. Ask Airbnb for your terms in writing.
What do guests get, and what does it mean for you?
Airbnb says featured hotels come with two guest offers. The first is a price match guarantee: a guest who finds a lower price for the same hotel anywhere else gets the difference as Airbnb credit. The second is up to 15% Airbnb credit toward their next booking.
The price match matters to you. If your own website or another booking site shows a lower price than Airbnb for the same room, Airbnb says the guest gets the difference. Its pages do not say who pays for that credit, so ask. Read the rate rules in your agreement too; our guide to rate parity for US hotels shows how parity works on Booking.com.
How does Airbnb fit beside Expedia and Booking.com?
- It adds a channel. A fee of 14% to 16% does not lower your cost per booking by itself. A direct booking usually costs 8% to 12% through MarginStay (see direct booking vs OTA: what each booking really costs).
- It may bring guests you would not reach. Cornell's 2009 research found that online travel agency listings lifted other reservations, the billboard effect (the billboard effect). We found no study of Airbnb hotels, so it is untested.
- Whose guest is it? Airbnb's figure that 35% of first-time hotel guests return to book a home suggests it values them as future home bookers. Ask what contact details you receive and what you may do with them.
- Count every cost. Add payment fees, any guest credits you fund and the time to manage a new channel. Our guide to the real cost of an OTA booking lists what to include.
What should a hotel ask Airbnb before listing?
The pages we read do not describe how a hotel applies, so start with these seven questions:
- Is my city in the program, and is my hotel eligible?
- What fee applies to my listing, in writing?
- Who pays for the price match credit and the 15% credit?
- Does a rate parity clause apply, and what does it cover?
- What guest contact details and data do I receive, and what may I do with them?
- What are the cancellation terms and the payout timing?
- Can I connect my booking engine or channel manager?
Then track the bookings by source for a few months, so you can compare its cost per booking with the other channels. To see what a booking that moves to your own website is worth, try our savings calculator. For the wider plan, read how independent hotels get more direct bookings.
MarginStay helps independent hotels bring in direct bookings, so we have a stake in how hotels weigh booking sites. The Airbnb facts come from its 2026 Summer Release, its second-quarter 2026 results and its help center page on service fees, all read on October 13, 2026. Airbnb can change its fees, so check the current page. The $200 example is illustrative.
Airbnb for hotels: quick answers
Does Airbnb take a commission from hotels?
Yes. Airbnb's help center says hotels and other traditional hospitality listings pay a single service fee, taken from the payout. It says most hosts pay 15.5% and the rest typically pay 14% to 16%. It does not describe a separate rate for its boutique hotel program, so ask Airbnb for your terms in writing.
Can a small hotel list on Airbnb?
Airbnb says it selects each boutique and independent hotel for its location, design and hospitality, and that it is not adding big chains. The pages we read do not say how a hotel applies. Airbnb names 20 top destinations, including New York, and says more cities are coming this year, so check whether yours is included.
Is Airbnb cheaper than Booking.com for hotels?
Not clearly. Airbnb publishes a single fee of 15.5% for most hosts and 14% to 16% for the rest. Booking.com and Expedia do not publish one standard rate, and their paid programs raise the cost. Compare the real cost per booking on your own statements, including payment fees and any guest credits.
Will listing on Airbnb hurt my direct bookings?
No study we found tests this for Airbnb hotels. Cornell's 2009 research on online travel agencies found that listings on them lifted other reservations, called the billboard effect. A new channel can also pull guests who would have booked direct, so track bookings by source for a few months before you decide.
What is Airbnb's price match guarantee for hotels?
Airbnb says a guest who finds a lower price for the same hotel anywhere else gets the difference as Airbnb credit. Its pages do not say who pays for that credit. Ask Airbnb before you list, because it affects how you price your own website and your other booking sites.
